What brokerage means

When a broker — also called an agent or a dealer — shows you homes and you rent one, you pay them a fee: the brokerage. It is charged once, when the deal is done, not every month. Sometimes the owner pays the broker as well.

What “no brokerage” means

“No brokerage”, “zero brokerage” and “without brokerage” all mean the same thing: you rent straight from the owner and pay no fee to a middleman. You still pay the deposit and rent — those are the owner's terms, not a fee. Be wary of a “no brokerage” ad that later asks for a “service charge” or a “visit fee”: that is brokerage by another name.

How to avoid paying brokerage

  • Search sites where owners post their own listings, and message them yourself.
  • Walk the localities you like — “To-let” boards put you in touch with the owner from the start.
  • Ask upfront whether a broker is involved before you visit.
  • Never pay anyone a fee just to see a home.
