Move-Out Checklist: Vacate and Get Your Deposit Back

Almost everything on this list is evidence. Do it, keep the proof, and the deposit conversation is short.

In short

Give notice in writing as your agreement requires, fix any damage you caused, clean the home, and pay the final rent and bills. Take dated photos and meter readings, hand over the keys in person and get it acknowledged in writing, then ask for the deposit — and any deductions — in writing.

One to two months before

  • Read your agreement’s notice period and any lock-in
  • Give notice in writing — email or WhatsApp is fine — with your move-out date, and keep a copy
  • Ask the owner, in writing, how and when the deposit will be refunded
  • Book movers early if you’re moving at the end of a month

In the last two weeks

  • Fix damage you caused: holes in walls, broken fittings, stains
  • Do the small repairs your agreement puts on you, like taps and switches
  • Deep clean the kitchen, bathrooms, fans and windows
  • Check the inventory: every piece of furniture and every appliance in place and working
  • Close or move your broadband, gas and other connections
  • Update your address with your bank, employer and delivery apps

On moving day

  • Pay the last month’s rent and settle the bills up to your move-out date
  • Photograph and video every room, fitting and meter reading, with dates
  • Walk through the home with the owner
  • Hand over all keys and access cards, and get it acknowledged in writing
  • Get a no-dues note from the society if it needs one

After you move out

  • Follow up if the deposit isn’t back within the time your agreement gives
  • Ask for any deductions as an itemised list, with bills
  • Dispute unfair deductions in writing, with your photos
  • If it still isn’t refunded, send a formal notice

How much notice do I need to give before moving out?

Whatever your agreement says — usually one or two months. Giving less notice than agreed is the most common reason a deposit gets docked.

Do I have to repaint the house when I move out?

Only if your agreement says so. Otherwise repainting after normal use is the landlord’s upkeep — under the Model Tenancy Act, 2021, in states that have adopted it, painting is the landlord’s job. You do pay for damage beyond normal wear and tear.

How do I prove the condition I left the home in?

Dated photos and video of every room and the meter readings, taken on the day you hand over, plus a written acknowledgement that you returned the keys. Keep your move-in photos to compare.

When should I get my deposit back?

When you hand back the home, after genuine deductions — most agreements give 15 to 30 days. Under the Model Tenancy Act, 2021, in states that have adopted it, it is due on the day the landlord takes back vacant possession.
